How much will my construction or remodeling project cost?
Every project is different. The cost of a home remodeling, renovation, new construction, or commercial construction project depends on the scope, existing conditions, design complexity, materials, permits, engineering, site access, and level of finish.
Transparent Construction provides a detailed written estimate outlining scope, labor, materials, subcontractors, allowances, assumptions, exclusions, project management, and applicable taxes. When appropriate, we may also use open-book cost controls or Do-Not-Exceed structures.
Our goal is to establish a realistic budget, not an artificially low number designed simply to win the project.
How long will my remodeling or construction project take?
Project timelines depend on the scope and complexity of the work, design readiness, permitting, engineering, material lead times, subcontractor availability, site conditions, and owner decisions.
During preconstruction, we identify major phases, milestones, long-lead materials, and scheduling risks. Once the project is sufficiently defined, we provide a preliminary schedule and update it as conditions or decisions change.
For renovations, schedules may also be affected by concealed conditions discovered after existing construction is opened.
When can my construction project start?
Start dates depend on our active schedule and whether the project is ready for construction.
Before providing a reliable start window, we consider the project scope and budget, design and engineering status, permits, material lead times, subcontractor availability, site readiness, and outstanding owner decisions.
After the initial consultation and preconstruction review, Transparent Construction can provide a realistic projected start window. We prefer a supportable schedule over promising a date before the project is sufficiently defined.
What is included in the construction estimate?
Depending on the project, our estimates may include the scope of work, labor and materials, subcontractors, allowances, project management, general conditions, equipment, delivery, site logistics, and specifically included permit, inspection, design, or engineering costs.
Estimates also identify assumptions and known exclusions, along with applicable contractor markup and sales tax.
The estimate and final contract should be reviewed together. If something is unclear or not specifically identified as included, excluded, or an allowance, we encourage clients to clarify it in writing before signing.
How are changes and unforeseen conditions handled?
Changes to the agreed scope are documented through a written change-order process identifying the revised scope and, when applicable, its effect on cost and schedule.
Unforeseen conditions may include concealed water damage, rot, outdated wiring, hidden plumbing problems, structural deficiencies, hazardous materials, or undocumented previous work.
Unless specifically included in the original scope, these conditions are addressed separately and presented to the client for review. When practical, approval is obtained before additional work proceeds. Our open-book approach provides supporting information rather than unexplained additional charges.
Who will manage my construction project?
Sean Belka, owner of Transparent Construction, remains directly involved in project planning, major decisions, cost control, and client communication.
Depending on the project, a crew lead, superintendent, or specialty subcontractor may coordinate specific field activities. Clients have a clear primary point of contact for schedule updates, scope questions, decisions, and cost changes.
We emphasize written documentation so important project decisions, approvals, risks, and changes remain clear throughout construction.
Does Transparent Construnction handle permits, inspections, materials, and subcontractors?
Yes. As a general contractor, Transparent Construction can coordinate permits, inspections, material procurement, deliveries, and subcontractors when those services are included in the project agreement.
Depending on the project, this may include coordinating architects and engineers, scheduling inspections, obtaining subcontractor proposals, managing material orders, and coordinating subcontractor scheduling.
Licensed professionals perform regulated design and specialty work when required. The estimate and contract clarify which services and costs are included, excluded, allowances, or owner-paid.
Can I stay in my home during a remodeling project?
In many cases, yes. Whether you can remain in your home depends on the project’s size, duration, location, safety requirements, noise and dust, and access to essential services.
For occupied-home remodeling, we can develop a phased plan that may include dust protection, temporary barriers, controlled work areas, air filtration, safe access routes, and planned utility interruptions.
For extensive structural work, whole-home renovations, hazardous-material remediation, or prolonged utility shutdowns, temporary relocation may be safer and more practical. We discuss these conditions during preconstruction.
Is Transparent Construction licensed, bonded, and insured?
Yes. Transparent Construction LLC is a Washington-licensed, bonded, and insured contractor serving Tacoma, Gig Harbor, Bonney Lake, and surrounding areas.
Current licensing and insurance information can be provided upon request. We also require appropriate licensing and insurance from specialty subcontractors when applicable to their work.
Can you provide references and examples of similar projects?
Yes. Transparent Construction can provide relevant project examples and client references when appropriate and with the client’s permission.
