Structural Repair & Slope Evaluation

  1. The Ayres Residence in Tacoma, WA 

This project began with a construction-focused evaluation of long-term clope and side conditions to ensure stability and durability for this residence. As part of the consultation, we conducted a comparative cost analysis of multiple stabilization approaches. We also coordinated with licensed geotechnical engineers and specialty drilling contractors to plan and develop the scope of work. 

This project required a keen emphasis on value engineering, constructibility, and proportional solutions. We helped the owner make informed decisions with clear, written documentation throughout. When it comes to stabilizing the land your home is built on, you can’t leave anything up to chance. That’s why we supported them with high-touch communication in our role as a technical construction advisor. We helped them fully understand the risks, costs, and constructibility — without letting scope grow, or turning minor issues into emergencies.  

Custom Residential Renovation & Procurement Coordination

2. The Wolf Residence in Raft Island, WA 

This custom home renovation outside of Tacoma, WA on Raft Island began with detailed procurement planning, broken down by room and finish category for an easy-to-understand overview for the homeowners. We also provided early-stage budgeting and allowance development to ensure a clear picture of costs. 

Further along in the planning process, we coordinated the design intent with material availability and lead times, ensuring the client’s vision was feasible and executed on. Then, we provided construction sequencing to maintain the quality and keep schedules aligned. 

This project had a high level of detail, and required precision across pre-construction planning, material sourcing, and coordination, and execution strategy.   

Structural Modification & Foundation Support Coordination

3. The Mitchell Residence in Tacoma, WA 

This project had one particular challenge: a complex permitting process. We worked closely to coordinate with the local jurisdiction to meet every requirement and ensure the project could move forward smoothly. 

Part of the complexity included the partial lifting of the structure by 4.5 inches on the water-facing side. To complete the structural modification, we installed pin piles in a confined, restricted-access area. 

This entire project took place on a small urban lot with limited staging, equipment access, and material laydown space. Our crew went to great lengths to ensure safety on this neighborhood job site, while maintaining the highest level of attention to the structural work. 

This high-risk, high-constraint project was a true test of our precision and skill, particularly because city permitting, site access, and structural coordination all played a role. With careful coordination and clear communication, we were able to deliver exceptional results for this homeowner.

4. The Wellborne Residence in Tacoma, WA

This historical residential renovation included a whole-home interior and exterior transformation. Our scope of work included coordinating trades, developing the budget, sequencing the finishes, and creating a client-centric schedule that met every need.

Commercial Tenant Improvement / Interior Remodel

5. Massage Envy in Seattle, WA 

The commercial tenant improvement project required careful coordination between the Massage Envy franchise and the municipality. This project took place in an active urban commercial environment, which added a layer of complexity and safety to our efforts. 

Our work included adhering to landlord requirements as well as aligning with the Massage Envy brand standards. This light commercial construction project consisted of an interior remodel, which overhauled the reception area, the massage rooms, and other staff and support spaces.  

Structural Modification & Foundation Support Coordination

6. The Windsor Apartments in Tacoma, WA 

This reconstruction and waterproofing project took place in a 27-unit occupied building that required a high level of discipline and safety to work around residents. 

Our scope included an electrical meter pack and disconnect replacement, mousiture assessment and mitigation, and phased scheduling across multiple units. 

This was one of our largest commercial projects to date, and required a high amount of coordination to work around existing tenants and complete this 18-unit inspection, reconstruction, and waterproofing project.
