Home Addition vs. ADU: Which Is Right for Your Tacoma Property?

Choose a home addition if you want more space inside your own home, such as a bigger kitchen, primary suite, or extra bedroom. Choose an accessory dwelling unit (ADU) if you want a separate living space for rental income, family members, or aging in place, which Tacoma has allowed in all zoning districts since February 1, 2025 under Home in Tacoma (City of Tacoma). Both need a building permit, and cost depends more on structure, plumbing, and site work than on square footage alone.

What is the difference between an addition and an ADU?

A home addition expands the main house and connects to it, sharing its kitchen, systems, and entry. An ADU is a separate dwelling, attached or detached, with its own kitchen, bathroom, and entrance. An addition adds a living area to one household. An ADU adds a second household on the same lot.

Which costs more, an addition or an ADU?

It depends on scope. A detached ADU needs its own foundation, roof, kitchen, bathroom, and utility connections, while an addition ties into existing systems but requires opening and connecting to the current structure.

For a sense of scale, the 2025 Cost vs. Value Report lists a midrange primary suite addition at $170,517 and a midrange bathroom addition at $60,645 as national averages (JLC). No comparable national ADU benchmark was available, so get a line-item estimate for both options on your lot.

Can I rent out an ADU or an addition?

An ADU can be rented as a separate unit, while an addition is part of your main home. If you use Tacoma’s ADU incentives, you must record a title restriction keeping one unit on the property owner-occupied for at least five years (City of Tacoma). If rental income or housing a relative with privacy is the goal, an ADU is usually the better fit.

What zoning rules apply in Tacoma?

Both projects must meet Urban Residential zone standards for height, setbacks, and building size. Owner-occupants earning up to 150% of Pierce County family median income can add up to two ADUs with extra flexibility, including a 35-foot rear-yard height limit in UR-1 and UR-2 (City of Tacoma).

The city also offers pre-approved detached ADU plans, which can shorten design and permit review. Check your lot on TacomaMap before choosing.

Which adds more resale value?

An addition adds value as more space in the main house, while an ADU can add value as income potential. The 2025 Cost vs. Value Report estimates midrange bathroom additions recoup 53% and midrange primary suite additions 32% at resale nationally (JLC).

If you plan to stay long term, choose based on how you will use the space rather than resale alone.

Frequently asked questions

Is an ADU cheaper than an addition?

Not always. A garage or basement conversion ADU can cost less, while a detached ADU needs its own foundation and utilities. Compare line-item estimates for both.

Possibly, if your lot and zone allow the combined building size and setbacks. Check your lot’s Urban Residential standards.

It depends on scope. Tacoma’s pre-approved detached ADU plans can shorten design and permit review compared with a custom design.

To use Tacoma’s ADU incentives, yes: one unit must stay owner-occupied for at least five years.
